The Chadron City Council has given final approval to a 20-acre upscale subdivision just west of Charon State College. Chartran Estates is named for the French fur trader whose name was eventually ‘Anglicized’ to Chadron.
The developer, G and B Investments, has five years to put in the infrastructure for the 37 building lots, but spokesman Merlyn Gramberg says they plan to get going just as soon as possible.
Chartran Estates will be south of 10th Street with two entrance streets off 10th Street near Wilson Park and another off Chadron Avenue on the college campus.
A handful of relatively minor changes were made to the preliminary plat approved by the city council last month. The biggest expands the paved area of cul-de-sacs to a full 100-feet with five foot sidewalks, allowing better emergency access.
Gramberg, co-owner of the Chadron Home Center and a retired Chadron State professor and administrator, says there's already been a lot of interest shown in the planned mix of upscale single-family and low-density multiple family units.
Two lots in the middle of the development totaling about three acres will be given to the city as a wildlife preserve, in large part because most of that land is used for drainage.
City manager Sandy Powell says the land will be open to public access, but won't be developed or maintained. City ownership does mean the city will pay part of the street assessment along those two lots.
